The study analyses the metropolitan cities of Naples and Istanbul, both port cities with a rich historical and cultural heritage, characterized by different growth dynamics and urban planning approaches. Naples has a dense urban fabric, stratified through centuries and constrained by strict archaeological and landscape constraints, which significantly influence sustainable real estate development. Istanbul, by contrast, has undergone decades of rapid expansion, driven by demographic growth, infrastructure demands, and policies aimed at attracting foreign investors. This study compares the real estate market of these two metropolitan areas, focusing on newly built properties designed to comply with contemporary sustainability standards.
