In compliance with the actual nature of the earthquake that represents an energy related process, an innovative damage-controlled approach to performance-based seismic rehabilitation of buildings was used for a comparative evaluation of retrofit solutions. The damage-controlled procedure was based on the pushover analysis, the inelastic demand and capacity spectra and the estimation of the duration-related damage. Both traditional and innovative concrete rehabilitation methodologies were considered in the analyses, focusing on the application of each in achieving specific performance criteria. The rehabilitation methodologies included the introduction of new structural members such as dissipative bracing systems, steel frames or RC shear walls, or the local increase of strength or displacement capacities through carbon fiber wrap, steel jacketing, added confining cover concrete. The various methods of seismic retrofitting are reviewed and their weak points are identified. The application of damage-controlled procedure and performance-based concepts seems to be promising in seismic design of rehabilitated structures that perform appropriately for all earthquakes.
